Sexual misconduct is defined by the company as involving any or all of the following: &lt;br /&gt;&lt;br /&gt;Any unwanted conduct of a sexual nature that takes the form of verbal, non-verbal, visual, psychological or physical harassment. This also includes e-mails/letters depicting sexual content or harassment that is unsolicited. &lt;br /&gt;&lt;br /&gt;Where an employee feels that he/she has been sexually harassed, the following procedure must be followed: &lt;br /&gt;&lt;br /&gt;a)  The complaint should be made to his/her direct superior. The direct superior will then inform the human resource department of the complaint; &lt;br /&gt;&lt;br /&gt;b)  The human resource department will then proceed to discreetly investigate the complaint for purposes of coming to a quick settlement. If required, a show cause letter will be issued to the person accused of the sexual harassment. Gangguan seksual didefinisikan oleh pihak syarikat kami seperti berikut:&lt;br /&gt;&lt;br /&gt;Sebarang kegiatan seksual yang tidak diingini merangkumi bentuk percakapan, bukan dalan bentuk percakapan atau non-verbal, penglihatan atau visual, psikologi atau melalui sentuhan fizikal. Ia juga termasuk surat-surat yang dihantar secara elektronik atau e-mail yang memaparkan unsur-unsur seks atau gambar-gambar lucah yang tidak sepatutnya dihantar. &lt;br /&gt;&lt;br /&gt;Apabila seseorang pekerja mendapati dirinya diganggu secara seksual, langkah-langkah seperti berikut perlu diambil olehnya: &lt;br /&gt;&lt;br /&gt;a)  Pengaduan perlu dihadapkan kepada pegawai atasannya secepat mungkin. Seterusnya, pegawai atasan mesti membawa pengaduan tersebut ke bahagian pentadbiran sumber manusia; &lt;br /&gt;&lt;br /&gt;b) Bahagian pentadbiran sumber manusia akan seterusnya menjalankan siasatan terperinci secara peribadi atau secara senyap-senyap dalam usaha menyelesaikan kes tersebut secepat mungkin. By refinancing, you pay less on monthly installment and shorter the repayment period (tenure), which means you can save &lt;strong&gt;BIG MONEY &lt;/strong&gt;from the interest.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;I just talked to an old friend (WoonKian.com, he is not an old man but know him since primary one) this afternoon and got a shock when he told me that he is still paying 6.75%(estimate) for his home loan. He told me that he has been paying the home loan for 8 years. My advice to him is to “Refinance” his home loan and I am very sure that his home loan has exceeded the “lock-in” period, which is normally 5 years; some cases are 3 years or 7 years, you need to refer it to your loan agreement.&lt;br /&gt;&lt;br /&gt;Does it mean if it is still within the lock-in period, he can’t refinance his home loan? No, but he has to pay “penalty” if he refinances from other banks during the lock-in period, eg. 3% of the loan amount. If your loan amount is RM180,000, then you need to pay RM5,400++ for the penalty. Unless the other banks offer very good rate to you, or your existing interest rate are too high, otherwise most cases are “not worth” to refinance during lock-in period.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What you should ask and compare when approaching banks for refinancing?&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;1. The Interest Rate&lt;br /&gt;2. Monthly Installment Amount&lt;br /&gt;3. Repayment Period&lt;br /&gt;4. Zero Moving Cost or Zero Entry Cost&lt;br /&gt;5. Lock-in Period&lt;br /&gt;6. Flexi Home Loan&lt;br /&gt;7. MRTA&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;1. The Interest Rate&lt;/strong&gt;&lt;br /&gt;Some banks are offering BLR-x.xx% and some banks have fixed interest rates. BLR (Base Landing Rate) is 5.55% (as at the date I write this post) for most of the banks in Malaysia. If the bank offer you BLR-2.0%, it means your interest rate will be 3.55%. If compare to my friend WoonKian.com’s current interest rate around 6.75%(estimate), he can save 3.2% from his interest, almost half of his existing interest, which means he can save his home loan interest by 47%. Some plans are fixed rates throughout the whole tenure, and yet, you need to compare which is better offer.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;2. Repayment Period&lt;/strong&gt;&lt;br /&gt;Normally banks allowed 30 years tenure or up to 65 years old, whichever is earlier. But there are exemptions in some banks also. So, just tell the bank the repayment period that you wish, so that they can calculate the monthly installment amount and total interest to be paid. My suggestion is to take maximum tenure. The reasons are less monthly commitment and if you have extra money, just dump into the home loan as advance payment, you still can save the interest.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;3. Monthly Installment Amount&lt;/strong&gt;&lt;br /&gt;Some banks might confuse you with their rates because some of the rates are cheapest in first year, slightly higher in second year, third year onwards is higher, eg. 1st Year: BLR-2.5; 2nd Year: BLR-2.2%, 3rd Year and Above: BLR-1.9%. But some bank offer “flat rate” throughout the tenure, eg: BLR-2% from year one until you settle you home loan. So, which is better rate? Very hard to compare by looking at the interest rates; so, just ask the bank how much you need to pay per month and compare the “Monthly Installment Amount”, then you can know which rate is better. Eg. RM985/month vs. RM938/month for same tenure. This is very clear that RM938/month is a better offer rate.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;4. Zero Moving Cost / Zero Entry Cost&lt;/strong&gt;&lt;br /&gt;In short, you don’t pay any single sen for refinancing, bank absorbed all the expenses including legal fees etc. You MUST ask for ZMC/ZEC, don’t dig your wallet to pay with your own money although the rate without ZMC is slightly better but I personally think not worth; unless you dig the money from other people’s wallet then it’s different story…&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;5. Lock-in Period&lt;/strong&gt;&lt;br /&gt;This is the period that you cannot refinance your home loan from other banks or else a penalty (normally 3% of your loan amount) will be imposed. In short, you are “in jail” within this period, normally is 5 years. Of course shorter term is better, it means you can refinance for better rate after lock-in period. If you like to stay in “jail” then it’s another story again.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;6. Flexi Home Loan&lt;/strong&gt;&lt;br /&gt;This is very popular now. You MUST ask for FLEXI HOME LOAN because it is very flexible. How flexible? You can sit on your own head, can you imagine how flexible it is? Eg. You loan RM180K, if you have RM100K cash, you keep it in your Flexi Home Loan, the bank will only charge the interest based on RM80K, not RM180K. It means, you can save the interest of RM100K. So, if you have FD, withdraw it and dump all into your Flexi Home Loan because FD interest is around 2.0%-2.5% per year but home loan interest is around 3.55% per year, you can “earn” or “save” extra 1% from your Flexi Home Loan. Unlike the conventional home loan, the beauty of the Flexi Home Loan is that the Flexi Home Loan account acts like your saving account, you can withdraw cash from this account via ATM or cheque provided you have “available balance” in this account.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;7. MRTA&lt;/strong&gt;&lt;br /&gt;In short, this is “insurance” in case you TPD (total permanent disablement) or Si Kiao Kiao (death), the insurance company will pay an amount to you (TPD) or your family (death) so that you can use it to settle your outstanding home loan. With MRTA, you don’t have to worry your house will be auctioned (Lelong) by bank when you can’t afford to pay it due to jobless or death. But take note that the amount is just an estimation, it does not tally with your outstanding amount, but it’s close to it. How much to pay for MRTA? It depends on your house value and how long is your tenure. A property of RM200K with 20 years tenure is around RM4K, I say around only, check with the bank, I just agak-agak only. In case you don’t have much cash like WoonKian.com, you can loan from bank with same home loan interest rate.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Which Bank Offers Good Home Loan Package?&lt;/strong&gt;&lt;br /&gt;You might want to know which bank is offering better home interest rates, please call few banks or make appointment to meet them with your existing loan agreement and ask for details, they are VERY HAPPY to see your handsome and pretty faces, and advise you. So, WoonKian.com, please act immediately so that you can save your home interest, you have wasted 3 years by paying extra interest to the bank for nothing! What you should do after saving such BIG MONEY, it’s simple, spend me good dinner.&lt;br /&gt;&lt;br /&gt;Do you need to tell your existing bank that you want to refinance? Unless you want to give them a chance to revise their interest rate, otherwise the “new bank” will liaise with them, you no need to show face, your job is to shake legs at home, left leg, right leg and both legs together then follow up with new bank on the status and progress, which will take less than two weeks time.&lt;br /&gt;&lt;br /&gt;Last but not least, my “Refinance” is referring to take home loan from other banks, not existing bank. You can ask your existing bank to reduce the home rate, you can stay with them if they can revise and offer better rate than other banks. For my case, my old bank is very stupid, I told them the interest rate that other banks offered me and I asked them whether want to revise my rate, the stupid bank revised the interest rate but still higher than the new bank who offered me lower rate. I didn’t pay any extra single sen but I managed to save &lt;span style="color:#000099;"&gt;RM4,861&lt;/span&gt; for my car loan.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;You should know that the interest of Home Loan is reducing rate and Car Loan’s interest is fixed rate. It means, when your Home Loan’s outstanding amount reduced, you are paying less interest. But your car loan’s interest will remain unchanged from day one until you settle your car loan.&lt;br /&gt;&lt;br /&gt;I have shared with you on &lt;a href="http://i-make-money-in-malaysia.blogspot.com/2009/10/make-full-settlement-on-car-loan-to.html" target="_blank"&gt;how to save the interest of car loan by “full settlement”&lt;/a&gt; in my previous post. Here’s another tip to teach you how to fully settle your car loan in case you don’t have extra cash, just like me.&lt;br /&gt;&lt;br /&gt;I just settled my car loan last Friday. I took the car loan from Maybank for 7 years repayment term with 3.9% interest. I have been paying monthly installment RM600 for 3.5 years; means I have balance 3.5 years to settle my car loan. I don’t have cash for full settlement but I used my Flexi Home Loan’s money to settle my car loan. So, you might want to know whether it is worth to do so? The answer is absolutely “&lt;strong&gt;YES&lt;/strong&gt;”!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Here’s the calculation on my saving for my car loan:&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;My outstanding car loan amount: RM24,000&lt;br /&gt;Balance repayment period: 3 years 6 months&lt;br /&gt;Full settlement amount: RM21,500&lt;br /&gt;Rebate from interest: &lt;span style="color:#000099;"&gt;&lt;strong&gt;RM2,500&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;So, I have extra RM600 cash every month now and I use this amount to payback to my Flexi Home Loan account since I treat it as “loan” or “refinance” from my Flexi Home Loan account.&lt;br /&gt;&lt;br /&gt;It means, I just need 3 years to payback RM21,500 with RM600 installment per month instead of 3.5 years. I saved 6 months installment because if I continue to pay my car loan, I need to pay RM600 for balance 3 years 6 months but now I just need to pay RM600 for 3 years only into my Flexi Home Loan account. So, I saved 6 months’ installment or &lt;span style="color:#000099;"&gt;&lt;strong&gt;RM3,600&lt;/strong&gt;&lt;/span&gt;.&lt;br /&gt;&lt;br /&gt;However, since I used Flexi Home Loan cash to settle car loan: RM21,500, I have to pay for the home loan interest because I withdraw cash from my Home Loan account.&lt;br /&gt;&lt;br /&gt;Since I will bank in RM600 to my Flexi Home Loan account every month, my “outstanding loan amount” from Flexi Home Loan account will be getting lesser or reducing.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Calculation on Additional Interest due to Withdrawal from Flexi Home Loan:&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Flexi Home Loan interest: 3.75% per annum&lt;br /&gt;Interest for first year: RM683 (based on 3.75% reducing rate as I continue bank in RM600 every month)&lt;br /&gt;Interest for second year: RM413 (reducing rate)&lt;br /&gt;Interest for third year: RM143 (reducing rate)&lt;br /&gt;Total interest for withdrawal of RM21,500 from Flexi Home Loan (3 years) = &lt;span style="color:#ff0000;"&gt;RM1,239&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Calculation on saving:&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;1. I saved &lt;span style="color:#000099;"&gt;&lt;strong&gt;RM3,600&lt;/strong&gt;&lt;/span&gt; being the balance monthly installment (RM600) for 6 months&lt;br /&gt;2. If you park in a building either a shopping complex or hotels etc, the parking fee starts from few Sing Dollars per hour. If you park at public parking with coupons, you can park at roadside (of course with parking lot) or HDB’s parking, the fare is $1 per hour. So, if you park for one day from 7am-10:30pm (15.5 hours), you need to use $15.50 day coupon, which is equivalent to RM37. That’s the day parking; you still need to pay for night parking as well, which is $2(RM4.8) from 10.30pm to 7am. So, total for one day’s parking in Singapore’s HDB car park is around RM42, much more expensive than the parking fare in KLIA &amp;amp; LCCT – RM36.50 per day.&lt;br /&gt;&lt;br /&gt;But, there is a way to save your parking fare in Singapore with free parking!&lt;br /&gt;&lt;br /&gt;Look for the nearby “landed property”, we called “terrace house” in Malaysia. Here are some tips:&lt;br /&gt;&lt;br /&gt;1. Don’t install big HP of air-cond if your room is small. Select the air-cond size that most suit to your room’s size. Normally a 10ft x 10ft bedroom with 1 HP air-cond is good enough.&lt;br /&gt;&lt;br /&gt;2. There are many “energy saving” models in the market, you should consider to buy one for saving on electricity since you don’t change air-cond frequently, choose the right one for the first time.&lt;br /&gt;&lt;br /&gt;3. Before you ON your air-cond, open the windows and door of your room for better ventilation and “release” the hot air in your room. Your room temperature will get cold faster.&lt;br /&gt;&lt;br /&gt;4. Make sure your windows and door are fully closed when you are using air-cond. If you leave one of your windows open, you are wasting its energy.&lt;br /&gt;&lt;br /&gt;5. Set your temperature to 24°C or higher. 24°C is a comfortable temperature, so you don’t need to set it to 18°C. If you set to 18°C, it means you are “forcing” the compressor to keep running to reach this temperature; in fact your room temperature will never reached 18°C in Malaysia. When you set to 24°C, the compressor will cut off whenever the room temperature reached that level and run again when your room's temperature is getting warmer. When the compressor is not running, you save the electricity.&lt;br /&gt;&lt;br /&gt;6. Use timer (sleep mode) to auto off your air-cond. ON the air-cond to cool down your room’s temperature when you go to bed. You can ON for one or two hours, then auto off it and use the fans. Mid night is cooler, you don’t need to ON the air-cond and cover with the blanket. If you feel hot, don’t use blanket. When you use blanket, it means you are feeling cold, so why ON the air-cond if it's not hot?&lt;br /&gt;&lt;br /&gt;7. Clean your air-cond filter frequently. Take out the air filter to wash and remove the dust.&lt;br /&gt;&lt;br /&gt;8. Service your air-cond if it is blowing warm air. You need an air-cond for cold air, not a blower to blow out warm air. If your air-cond is not functioning well, it is not cost effective. You still pay the electricity bill but you don’t get what you are paying.&lt;br /&gt;&lt;br /&gt;9. The interest for car loan was 7.6% at that time, very high but lower than few months before I took the loan. I signed up six years repayment term and paid RM404 as monthly installment.&lt;br /&gt;&lt;br /&gt;How to calculate the monthly installment for car loan?&lt;br /&gt;&lt;br /&gt;Loan amount: RM20,000&lt;br /&gt;Interest: 7.6%&lt;br /&gt;Term: 6 years&lt;br /&gt;Interest amount per year: RM20,000 x 7.6% = RM1,520&lt;br /&gt;Interest amount for 6 years: RM1,520 x 6 = RM9,120&lt;br /&gt;Monthly Installment: (RM20,000 + RM9,120) / 6 years / 12 months = RM404&lt;br /&gt;&lt;br /&gt;I have to drag for 6 years because I was afraid I couldn’t afford to pay more due to other commitments. But when I got my yearly increment, I kept the excess money in a separate account as “advance payment” for my car loan. I didn’t use the excess money to pay to the bank every month as advance payment but just kept it in Fixed Deposit. I accumulated it until the amount was equivalent to the outstanding amount of my car loan. I withdrew it and paid as “Full Settlement” of my car loan. It took me 3 years 6 months to settle my car loan although I signed up for 6 years.&lt;br /&gt;&lt;br /&gt;Here’s a question: Why I kept all “excess money” in FD but didn’t pay to bank every month since it also can settle my car loan early? I don’t save the interest if I pay “advance payment” every month but I saved some interest when I fully settled the loan, they are different!&lt;br /&gt;&lt;br /&gt;It means, by paying extra money to bank every month, I will take 3.5 years to settle my car loan also but I don’t save the interest, my interest paid is still RM9,120.&lt;br /&gt;&lt;br /&gt;However, when I paid lump sum as full settlement, the bank will “rebate” the interest to me. I can’t really remember how much was it but it was around RM2,000 plus. It means the actual interest paid for my entire car loan was around RM7,000 instead of RM9,120.&lt;br /&gt;&lt;br /&gt;So, remember, if you want to save some interests on your car loan, settle it early by full settlement; keep your extra money in FD to gain some interest while accumulating the amount for full settlement. Don’t underestimate this rewards points, you can redeem something from the banks when you have enough points. I seldom redeem products; my first choice is always CASH, Money, Money and Money. Second choice is CASH VOUCHER and third choice is product that I need.&lt;br /&gt;&lt;br /&gt;Thirdly, to take part in Credit Card Contests to entitle FREE Gifts or try your luck to win prizes and CASH.&lt;br /&gt;&lt;br /&gt;Lastly, you can keep track on how much you have spent on that month. You can check online or wait until the credit card statement sent to you; you can manage your money well if you know where your money went. Make a habit to go through every item charged to your Credit Card to prevent fraud.&lt;br /&gt;&lt;br /&gt;So, if everything uses Credit Card to settle, what to do with your cash? Well, what I do is dump the cash into my Flexi Loan account; by doing so, I can save the daily rest interests on housing loan for one month.&lt;br /&gt;&lt;br /&gt;Just a quick calculation for items that I pay via Credit Card every month:&lt;br /&gt;&lt;br /&gt;Electricity Bill – RM100&lt;br /&gt;Streamyx &amp;amp; Telephone Bills – RM55.55&lt;br /&gt;Life Insurance (Own) – RM150&lt;br /&gt;Life Insurance (Wife) – RM110&lt;br /&gt;Education Plan (Son) – RM120&lt;br /&gt;Zero Interest Installment (LCD TV) – RM270&lt;br /&gt;Petrol (2 Cars) – RM300&lt;br /&gt;Others – RM200&lt;br /&gt;&lt;br /&gt;Total – RM1,305.55&lt;br /&gt;&lt;br /&gt;This amount is my monthly “fixed cost” which is also the minimum expenses; I can collect at least 1,300 rewards points per month and save the interest of RM1,305.55 (around RM50/year) from my daily rest housing loan.&lt;br /&gt;&lt;br /&gt;What if I have to spend more for car servicing, shopping, quick rent, assessment etc? If you can’t compromised with the quality or specs., then move to the second highest discount and so on.&lt;br /&gt;&lt;br /&gt;But, more discount doesn’t mean it is cheapest. Compare the price with other discounted items, pick the cheapest one if all items are equally good in term of quality and specs.&lt;br /&gt;&lt;br /&gt;If you are observant enough, some discounted items are “clearing stock” items, only few pieces available. So, go one day before the Sales Day, look for the item you need to buy. If you can “hide” the item, hide it on the pre-sale day so that you can get it immediately on the Sale Day before others spot it. “Hide” here doesn’t mean you really hide it somewhere people cannot find; eg. Shirt, you can “hide” it at the bottom of other shirts or mix it with new arrival items but make sure nobody see your “dirty” tactic.&lt;br /&gt;&lt;br /&gt;If you are buying cloth, you can trial first; this can save your time to queue at fitting room and casher counter on the Sales Day. If this is the case, compare the price from different sellers or shops.&lt;br /&gt;&lt;br /&gt;If you want it, it means this item is an option or you don’t need it at all. So, why waste the money to buy something, which you don’t need at all?&lt;br /&gt;&lt;br /&gt;Example of “thing” that you NEED or you WANT.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Example 1&lt;/strong&gt;: Car&lt;br /&gt;&lt;br /&gt;You need to buy a car because you need to travel a lot as a Sales Executive. You NEED a car.&lt;br /&gt;&lt;br /&gt;Now, what car do you need/want to buy?&lt;br /&gt;&lt;br /&gt;A new car or used car? You NEED a car but you DON’T NEED a new car, maybe you WANT a new car to show off.&lt;br /&gt;&lt;br /&gt;If your reason to buy a new car is for less hassle on car breakdown problems and maintenance, fair enough; so, you need a new imported car or Proton?&lt;br /&gt;&lt;br /&gt;You NEED a new car but you WANT an imported car like Toyota or Honda, you don’t want Proton because Proton looks “Cheap” and “No-class,” and you want to show off!&lt;br /&gt;&lt;br /&gt;If you are someone who don’t earn so much, you should reverse the process of the questions above:&lt;br /&gt;&lt;br /&gt;1. You need a car with good conditions.&lt;br /&gt;2. Do you need an imported car? Not necessary but I know you want.&lt;br /&gt;3. Do you need a new car? Not necessary but I know you want.&lt;br /&gt;4. Your best choice is used local car like Proton or used imported car.&lt;br /&gt;5. Compare the price between used local car and used imported car. Seek for more opinions from experienced people whether the cars worth the value.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Example 2&lt;/strong&gt;: Cloth&lt;br /&gt;&lt;br /&gt;Year-end sale, Up to 70% discount on clothing. You WANT to buy a dress because it is half-price but ask yourself, how many dresses you have in your cabinet and you seldom wear? What will happen if you don’t buy that dress? Nothing will happen! It means, you WANT the dress but you DON’T NEED it although it’s half-price. So, why spend the money for item that you don’t need at all?&lt;br /&gt;&lt;br /&gt;If you have been wearing the old pants for years and you feel it’s getting smaller because your waist is getting wider, then you NEED to buy pants and no choice, you have to buy it.
